FOUR TYPES
OF GENTRIFICATION
AND
FOUR TYPES OF
GENTRIFIERS
1 Expansive Gentrification
Four cities in the United States that are great examples of expansive
gentrification are New York, Boston, San Francisco, and Seattle. These
cities are easy to move around in due to their basic grid structures
of streets and buildings. This has developed a strong core for the city
to grow much bigger. These cities consist of having small minority groups
that are potentially wiped out due to gentrification. Since it is much
easier to move around in these cities, that means that gentrification is
easily spread. One area will continue to be gentrified and will eventually
connect to another area that is also going through gentrification making
the whole area a gentrified region.
2 Concentrated Gentrification
Chicago, Philadelphia and Washington, D.C. are cities that show Concentrated
Gentrification. Concentration gentrification is when gentrification starts to
spread in only specific areas. These specific areas are mainly consisting of
white affluent residents. From here, the gentrification process begins to move
outwards and grow.
3 Limited Gentrification
The best examples of limited gentrification are in Phoenix, San Diego, and
Las Vegas. Since these cities have a much larger suburban structure, it
limits gentrification. It cannot spread as fast as other cities because of
this. Not only that, the structure of these cities are very dense and are
not too easy to travel through. Causing gentrification to be limited.
4 Nascent Gentrification
There are three cities that are best examples for nascent gentrification are
Houston, Charlotte, and Memphis. These cities have a much newer layout and
is easy to use because it allows people to move easily from one place to
another in these cities. The development of walkable/dense areas are less
likely to occur than any of the three types of gentrification above.
5 Gentrifiers against gentrification
Some gentrifiers are people who do not have a clue about some historical figures
or buildings in a city and they do their best to avoid eliminating it. They like
to reconstruct or remodel areas that look like it can be an affordable place to
live in the future and will provide a better environment for others. These people
tend to focus on areas or regions of a city that have a history of, racial
restrictive covenants, mortgage redlining, biased public housing practices and
other policies. These places help benefit gentrifiers do their work.
6 Tiptoeing Gentrifier
The majority or some of the new middle class people in areas that are being
gentrified are called tiptoeing gentrifiers because they feel like they are
taking over the resident’s space that were there before. They feel that the
residents are not as wealthy as they are and they feel that they are too
overpowering. The majority of the new middle class residents in these
neighborhoods are young couples who do not have plans on having kids yet or
young single individuals. Majority of them are white.
7 The Conqueror
These types of gentrifiers are people who simply believe that old ways and old
habits should be removed from the new society and should be replaced with new
ones. These people will create their own ways and share it with new residents
that move into the area. Their goal is to potentially wipe out the original
values that were there before them. These people can potentially wipe out
cultures, languages, people, and so on.
8 The Curator
These are people who are fascinated by the old ways that are being done in
neighborhoods. These people are respectful yet they still want to have their
own ways. These people look at the people before them as if they are interesting.
